Welcome to Furnished Pro, a platform that provides tools, guides, and resources for furnished housing hosts and property managers. These Terms of Service (“Terms,” “Terms of Service,” or “Agreement”) constitute a legally binding agreement between you (“User,” “you,” or “your”) and Furnished Pro (“Furnished Pro,” “we,” “our,” or “us”).
BY ACCESSING, BROWSING, OR USING THE FURNISHED PRO PLATFORM (INCLUDING OUR WEBSITE AND ANY RELATED SERVICES), YOU ACKNOWLEDGE THAT YOU HAVE READ, UNDERSTOOD, AND AGREE TO BE BOUND BY THESE TERMS OF SERVICE AND ALL APPLICABLE LAWS AND REGULATIONS. IF YOU DO NOT AGREE TO THESE TERMS, DO NOT ACCESS OR USE OUR PLATFORM.
Your access to and use of the Furnished Pro platform is subject to these Terms and all applicable laws. We reserve the right to terminate your access to the platform and seek all legal remedies, including injunctive and monetary relief, if you violate these Terms.
Furnished Pro operates as a marketplace platform that facilitates connections between Housing Providers and Housing Seekers. Our business model is specifically designed around the following principles:
Furnished Pro serves solely as an intermediary platform that enables Housing Providers to list their furnished properties and Housing Seekers to discover suitable housing options. We do not own, operate, manage, or control any of the properties listed on our platform.
Our revenue is generated exclusively through Annual Listing Fees paid by Housing Providers. We do not charge commissions on transactions, booking fees to Housing Seekers, or any other transaction-based fees.
Furnished Pro is not a party to any rental agreements, lease contracts, or other transactions between Housing Providers and Housing Seekers. All negotiations, agreements, and transactions occur directly between the parties.
To access certain features of the Platform, you must create an account. When creating an account, you agree to:
We reserve the right to suspend or terminate your account at any time, with or without cause, and with or without notice, including if you violate these Terms, provide false information, or if we determine that your continued use poses a risk to other users or our business.
You agree to use the Platform only for lawful purposes and in accordance with these Terms. You may not use the Platform to:
Housing Providers are required to pay an Annual Listing Fee to maintain active property listings on the Furnished Pro platform. Annual Listing Fees are charged annually in advance and must be paid in full before property listings become active.
Annual Listing Fees are non-refundable except as expressly provided in these Terms or as required by applicable law. Refunds may be considered in exceptional circumstances at our sole discretion.
Annual Listing Fees will automatically renew unless you cancel your subscription at least 30 days before the renewal date.
Housing Providers must ensure that all property listings contain accurate, current, and complete information, including:
Housing Providers must ensure their properties and rental activities comply with all applicable laws and regulations, including obtaining necessary licenses, meeting safety standards, ensuring zoning compliance, and maintaining appropriate insurance coverage.
Housing Seekers must provide accurate information about their housing needs, including company information, occupancy needs, duration requirements, and any special requirements.
Housing Seekers must maintain professional communication with Housing Providers, honor confirmed bookings, ensure their employees treat rental properties with care and respect, and comply with all property rules and local regulations.
The Platform and all content, features, and functionality are owned by Furnished Pro and are protected by United States and international copyright, trademark, patent, trade secret, and other intellectual property laws.
We grant you a limited, non-exclusive, non-transferable license to access and use the Platform solely for its intended purpose as described in these Terms. You may not copy, modify, distribute, sell, lease, reverse engineer, or create derivative works based on the Platform.
Your privacy is important to us. Our collection, use, and disclosure of personal information is governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the Platform, you consent to the collection and use of your information as described in our Privacy Policy.
THE PLATFORM AND ALL SERVICES ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED.
We strive to maintain Platform availability and functionality, but we do not guarantee uninterrupted or error-free service. We may temporarily suspend Platform access for maintenance, updates, or other operational needs.
TO THE FULLEST EXTENT PERMITTED BY LAW, MTR BEE'S TOTAL LIABILITY TO YOU FOR ALL CLAIMS SHALL NOT EXCEED THE AMOUNT YOU PAID TO MTR BEE IN THE TWELVE (12) MONTHS PRECEDING THE EVENT GIVING RISE TO LIABILITY.
Furnished Pro serves solely as a marketplace platform connecting Housing Providers and Housing Seekers. We are not responsible for:
You agree to defend, indemnify, and hold harmless Furnished Pro from and against any claims, liabilities, damages, losses, costs, or expenses arising from or related to your use of the Platform, your violation of these Terms, your User Content, or your interactions with other users.
You may terminate your account at any time by following the account deletion process in your account settings. We may suspend or terminate your account immediately, with or without notice, for violation of these Terms, fraudulent activity, failure to pay fees, or any reason we deem necessary to protect our business or other users.
MANDATORY ARBITRATION: You and Furnished Pro agree that any dispute arising out of or relating to these Terms shall be resolved through binding arbitration rather than in court.
CLASS ACTION WAIVER: YOU AND MTR BEE AGREE THAT EACH PARTY MAY BRING CLAIMS AGAINST THE OTHER ONLY IN AN INDIVIDUAL CAPACITY AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY CLASS ACTION.
Arbitration will be conducted under the Commercial Arbitration Rules of the American Arbitration Association (AAA). The arbitrator must have experience in technology and business disputes.
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Furnished Pro regarding your use of the Platform.
We may modify these Terms at any time by posting the updated Terms on the Platform. Your continued use after such modifications constitutes acceptance of the updated Terms.
